Are You Ready to Sell?

           As the housing market heats up, you may be tempted to sell your home. But before you put your house up for sale, be honest with yourself: Market conditions aside, do you really want to sell right now? To help you get started, here are five signs you're ready to sell your house.

1. You have equity.
   Is your home worth more than you owe on it? If so, you have equity and could reasonably sell your house and make profit. If what you owe exceeds the value of your home, you don't want to sell your house—you'll still have to pay back what you owe, even if you no longer live there! 
2. You're out of debt.
   If you've paid off all your non-mortgage debt and have three to six months of expenses in your emergency fund, that's a good sign you're in a first‑class position to buy. 
3. You're emotionally ready to sell.
   Are you really ready to move out and leave the place where your family has made memories? Before you make the decision to sell, honestly assess how happy you and your family are in your current home and if you're truly ready to move on to the next stage. 
4. You can afford a home that fits your lifestyle.
   Do you have more space than you need now that the kids have moved out? Or maybe you need more space now that you’ve had a few more kids? Whether you're sizing up or down, make sure your mortgage fits your budget.
5. You have a real estate agent. 
   Selling your home is no small task, and it's definitely not something you want to entrust to an amateur.
